Wyoming security deposit law
The state rules a landlord in Wyoming has to follow for a residential security deposit, from Wyo. Stat. § 1-21-1208.
- Maximum deposit
- No statutory limit.
- Deadline to return it
- 30 days after the rental agreement ends, or 15 days after getting the renter's new mailing address, whichever is later; plus 30 days if there is damage.
- Itemized deductions
- Written itemization of deductions with reasons, delivered or mailed with the balance.
- Interest on the deposit
- Not required by state law (balance is returned without interest).
- Penalty for wrongful withholding
- If the owner unreasonably fails to comply, the renter may recover the full deposit and court costs.
Before you keep any part of a deposit
- Compare the unit with the move-in inspection and photos. Normal wear and tear is generally not chargeable.
- Keep receipts or written estimates for every deduction.
- Send the return or the itemized list within the deadline above, to the tenant's forwarding address, and keep proof of mailing.
